September 2018 – Completion currently estimated for September/October 2019

We hope you have had a good summer. London has sweltered with the hottest few months since records began and unfortunately, this has resulted in some delays, especially with regards pouring and setting of concrete floors.  All of the train impact walls are now in situ and the first of our cantilever sections are now installed. Disappointingly, the rail authorities insisted that all of the works on the northern section took place during engineering hours, providing our contractors with less than a 3 hour working window each night. We are currently 2 weeks behind contractor target programme but with site labour set to double over the next few weeks we are confident that we can make up much, if not all, of this lost time

Notwithstanding the delay, the form of the building is now started to take shape with the cut back communal garden areas becoming visible. Midgard’s technical and management team have now decamped from IJM’s office and moved into several of the refurbished arches within the site. We have been in discussions with Regent Letting and Property Management, offices in London and Hong Kong, and representatives will be making contact with all buyers to discuss individual requirements, mortgages, furniture packs, lettings etc. Looking ahead, by the end of the year, we aim to be up to 10th floor on block B and 7th floor on block C and 5th floor on D. Cladding fabrication has already commenced and the first panels are due to be installed mid-October. First fix works will also be starting in October. Much of the large plant, heating, cooling and water systems are already delivered to site.

There is an image taken from the middle of the site looking west. The decking for the 4th floor is being installed, you can just about see part of the cantilever section on the right hand side of the photo (in blue), the building to the immediate left is part of the new proposed Chinese Embassy and the tallest building in Europe can be seen over the rooftops, The Shard.

Another view from the 3rd floor looking east. You can see that we are already above many of the neighbouring buildings and that is because we are actually 5th floor from ground level, our first floor starts from the top of the encapsulation.
